Chimney and masonry restoration
The housing stock here is old and it has spent every winter of its life in salt air off the harbour and the open Atlantic. That combination is hard on masonry in a specific way: salt works into the pores of soft brick, crystallises as it dries, and pushes the face off from the inside. Mortar goes first, then the brick behind it.
Older brick needs a softer mortar than modern brick. Repointing a nineteenth century chimney with a hard modern mix traps moisture inside and cracks the brick from within. We match the mortar to the masonry, not the reverse, and on crowns and caps we detail the work so water sheds rather than sits.

A twelve by fifteen brick courtyard is not a small patio. It is a different job. Every edge is visible, every cut shows, and there is no open lawn to absorb an imperfect line. On a large patio a slightly wide joint disappears. In a Provincetown courtyard it is the first thing anyone sees.
Access is the other half of it. Narrow lanes, tight side yards and no place to stage material means the work has to be planned around getting in and out without turning your street into a job site for a fortnight.

My chimney is very old. Repair or rebuild?
Often it can be repaired. We look at whether the damage is limited to the crown and mortar joints or whether the structure itself has moved. We will show you what we are seeing and tell you plainly which one it is. A rebuild is expensive and we do not recommend one that is not needed.
Why is the brick face flaking off?
Salt and moisture. Salt works into soft brick, crystallises as it dries and pushes the face off from the inside. It is accelerated when someone has repointed with a mortar harder than the brick, which traps water instead of letting it escape through the joint.
Do I need historic district approval?
Often, for exterior work visible from the street. Material and finish are part of the review. We check what applies to your address and build the approval time into the schedule.
My yard is tiny. Is it worth doing?
Small spaces are some of the most satisfying work we do, and the hardest to do well. Every cut and every joint is visible. If you want it done properly rather than quickly, a courtyard is worth the same care as a large terrace.
