Masonry & Hardscaping Contractor

Masonry & Hardscaping inOrleans, MA

Orleans is where the Cape turns. Cape Cod Bay on one side, the open Atlantic at Nauset on the other, and the whole town narrow enough that most properties feel one of them. It is the last place on the Cape where the ground is still firm before the Outer Cape turns to sand.

Nauset and the ocean side

Exposure changes the build

The Atlantic side of Orleans takes weather nothing else on the Cape does. Wind with nothing to slow it, salt carried well inland, and along the shoreline ground that is actively moving. Masonry out there is not decoration. It has to hold, and it has to survive the conditions that put it there.

Salt does not sit on the surface. It works into the pores of brick and softer stone, crystallises as it dries and pushes the face off from the inside. On exposed Orleans sites we adjust the mortar mix, choose denser stone, and detail caps and copings so water sheds rather than sits.

Rock Harbor and the bay side

Quieter water, different ground

North and west toward Rock Harbor the conditions soften. Marsh, tidal creeks and a good deal of land inside wetlands jurisdiction. Work near a coastal bank or marsh falls under Conservation Commission review, and setbacks change what can be built and where.

We check what applies to your address before quoting. A price that ignores permitting is not a price, it is a surprise waiting to happen.

The Lower Cape hub

Where the Outer Cape starts

Orleans is the practical centre of the Lower Cape, and for us it is the point where the drive gets long. We are honest about that. We work the full Cape and quote Orleans the same as anywhere else, but we will not take a job we cannot service properly afterwards, so we tell you about scheduling before you commit rather than after.

Have questions?

Common questions in Orleans

Does salt air really affect masonry?

Considerably, especially on the ocean side. Salt accelerates the breakdown of mortar and causes spalling in brick and some natural stone. We adjust the mortar mix and the material for exposed sites, and we will say so if a material you like is wrong for the location.

Do I need Conservation Commission approval?

Often. A large share of Orleans sits near marsh, a coastal bank or a tidal creek, which puts the work under wetlands jurisdiction. We check your address before quoting and handle the filing where it applies.

You are based in Mashpee. Do you come out this far?

Yes. We work the full Cape and quote Orleans the same as anywhere else. What we will not do is take a job we cannot service properly afterwards, so we are straight with you about scheduling before you commit.

Can I see the design before committing?

Yes. We produce a custom 3D design of the finished space in your own yard, so you approve the layout, materials and stone pattern before we break ground.
