Sagamore Beach and the bluff
Building on sloped coastal ground
The Sagamore Beach side sits on a bluff over Cape Cod Bay. Sloped lots, wind straight off the water, and ground that wants to move downhill. Every patio up there is really a question about grade, and every wall is really a question about drainage.
A retaining wall on that kind of site is a structure, not a border. Footing below frost depth, free-draining backfill, a drain line that exits somewhere useful, and geogrid once the height calls for it. In Massachusetts, walls above four feet generally need an engineer, and a surcharge above the wall lowers that threshold. We tell you before quoting, not mid-build.
Buzzards Bay and the villages
Older homes, older masonry
Buzzards Bay, Monument Beach, Pocasset and Cataumet carry a lot of housing built decades ago, and the hardscape has aged with it. Concrete walkways that have heaved, front steps pulling away from the house, chimneys with open crowns letting water into the flue.
Older brick is softer than modern brick. Repointing it with a hard modern mortar traps moisture and cracks the brick from the inside out. We match the mortar to the masonry, not the reverse.
