Replacing what has failed
Old concrete walkways heave and crack. Poured steps separate from the house. Patios laid on a thin base settle unevenly until water runs the wrong way. None of it is unusual, and none of it is worth patching a second time.
We remove and dispose of the old work as part of the job, so you are not scheduling a demolition crew and a mason separately. Then we rebuild properly: excavation to the right depth, base compacted in layers, drainage pitched away from the house, and edge restraint that holds the perimeter.
Most of what we are called to replace failed for one reason. The base under it was rushed.
Two shorelines, two problems
Sound side and bay side
Yarmouth runs from Cape Cod Bay in the north to Nantucket Sound in the south, and the ground is not the same at either end. Near the water on both sides, salt reaches the masonry and sandy soil moves under it. Inland, along the Route 28 corridor and through the neighbourhoods off Higgins Crowell, conditions are gentler and the material choice opens up.
We walk the property before quoting because a patio in Yarmouth Port and a patio in South Yarmouth are not the same build.

Do you remove the old patio or walkway, or do I need someone else?
We handle it. Removal and disposal of old concrete, pavers, steps and decking is part of the job, not a separate contractor you have to schedule around.
Why did my old patio sink?
Almost always the base. If the excavation was shallow or the gravel was not compacted in layers, the ground settles unevenly under the surface and the patio follows it. Relaying the same stone on the same base buys a season or two. Rebuilding the base properly is what lasts.
How long will the work take?
Most residential patio and walkway replacements run three to five working days once we start, demolition included. You get the timeline in the written quote before you commit.
Can I keep the same layout?
Yes, or change it. Since we are starting from bare ground anyway, reshaping the patio or moving a walkway costs far less than people expect. We will show you both options in the 3D design.
